Q: What process do I need to go through to purchase property in New Zealand?

Q: Do I need to build within any set time span?

A: No, once purchased the timing of any development is up to the buyer. There are no covenants or planning issues that have a time restraint.

Q: I see I need to employ an Architect, how much would this cost?

A: An architect would only be required to ensure that the proposed design passed through the design review panel. The charge for the assessment is $400 plus GST. The fee charged by the architect would depend on the firm employed and how much involvement they had. For just the initial design panel reveiew procedure we would suggest a budget of $2,500 plus GST. The architect does not have to design the building but needs to ensure any design does meet with the panels expectations.

Q: Is there a restriction on the building footprint?

A: No, however the plans do have to be approved by Napier City Council Building Control and by the design review panel, but no specific restriction exists.

Q: How close are the amenities for milk, beer, fuel etc?

A: Bay View village is 1km from the entrance to Esk Hills and has a shop (inc post office), café/bar and petrol stations. The nearest large super market is in Napier.

Q: Once purchased will I need planning consent for the house?

A: No, but you will require building consent for the house which will ensure that the house is built to the relevant Codes controlling quality. Your architect/builder will be able to advise.

Q: How close is the nearest sandy beach?

A: Hawke's Bay at Napier is generally a pebble beach with the exception of sections of West Shore (7km – 8 minutes)  Napier City Coucil have announced a $3.2m spend to upgrade Westshore beach during 2008/09. There are a number of excellent sandy beaches with safe swimming conditions locally at:
- Waipatiki to the north – 23.5km (15 minutes)
- Tangoio Beach – 10km (10 Minutes)
- Ocean Beach – 51 km (30 minutes)
- Waimarama – 58.7 km (35 minutes)

Q: What services are installed on site?

A: Each lot has town water supply, electricity and telecom connections.

Q: Could I receive broadband?

A: Yes the development is close enough to Bay View Telecom exchange to receive broadband.

Q: How much rates would I have to pay and how would this be calculated?

A: The rates will be the responsibility of the purchaser on completion. Rates are based on the Rateable Value of the site and are paid to Napier City Council and Hawkes Bay Regional Council. To ascertain the rates due on any individual site go to http://napier.govt.nz for the City Rates and http://hbrc.govt.nz for the Regional Council Rates and go to the respective rates section. Please note that the current rates only reflect the land value and not the value with any building.

Q: What leisure facilities and sports clubs exist in the area?
